First Home Buyers

The decision to buy a new home is both exciting and stressful for first home buyers. Whether you're considering purchasing a fully completed home or building from scratch, securing a home loan and connecting with a reliable builder are the two most important decisions. We are here to alleviate the stress. We can build your first home that not only ticks all the boxes from an aesthetics perspective but is also functional enough to meet your everyday lifestyle.

We will also suggest some lenders who work with first home buyers, helping them get on the property ladder and into their own home sooner than they think.

*It's important to note that we are not officially partnered with any of the lenders; suggesting them to you won't earn us any commission.

If you prefer a complete package, our “House & Land Package” is an excellent choice. On the other hand, if you already own land, our “Design & Build Option” allows you to bring your first home vision to life based on your wishlist.

Regardless of the package you choose, we ensure that your new home is not only inspired by but also perfectly suited to your lifestyle. With each package, you receive the added assurance of a 10-year Master Builder guarantee.

Contact your local builder in Pukekohe to explore the available homes for purchase in our house & land packages or browse our comprehensive range of home designs for inspiration.

We will provide a complete turnkey pricing in writing for your lenders to assist you with the financing process.

First Home House & Land Package

For those venturing into homeownership for the first time, Frame Homes offers an array of ready-to-move-in houses under our House & Land packages.

You have the freedom to make adjustments to your chosen house, including changes to interior colours and fittings, ensuring your new home truly aligns with your preferences.

Each home within our house & land package is architecturally designed to suit the site it sits on , considering factors like lot size, lifestyle requirements, and sun orientation. Our packages start from $997,000, offering a range that caters to different budgets.

The Process: Our Approach to Home Building

In our first meeting, we'll help you determine whether a house & land package or a design & build option suits you best. Once you've made your decision and signed the contract for your new home, the exciting phase begins.

You'll meet with our team to discuss your wishlist; you can share your colour choices along with any additional features you'd like to incorporate into your home. We'll provide a comprehensive cost estimate for any upgrades, ensuring transparency in pricing.

We take care of all the details, from drafting plans and coordinating tradespeople to liaising with the Council, right down to the finishing touches like landscaping, driveways, and fences. Throughout the process, we'll keep you informed at every step through our project management system. It will allow you to track the progress of design & build, view photos, and share messages. Our dedicated team is always available to address any questions you may have.

Once construction/upgrades are done, you can move in and enjoy your new home!

Why New Builds Are Smart Investments

Investing in new builds is a strategic move that comes with a myriad of benefits. They are exempt from the current Loan-to-Value Ratio (LVR) restrictions, providing investors with increased financial flexibility.

Moreover, new builds are constructed to meet the Healthy Homes Standards mandated by law, ensuring a high standard of living for tenants and compliance with regulatory requirements. The minimal ongoing maintenance required for new builds adds another layer of attractiveness for investors, translating into potential cost savings over the long term.

Considering the significant rise in Auckland house prices, averaging 27% since 2022, investing in new builds indicates the potential for healthy capital gains.

At Frame Homes, we take a meticulous approach to selecting locations for our House & Land packages. Our in-depth research encompasses factors such as town-scape planning, proximity to schools, recreation facilities, and accessibility to employment and motorways. This strategic selection ensures that our investors only attract quality tenants but also position themselves for attractive and sustainable capital gains over time.

Funding Schemes for Your First Home

Getting into your first home may be more attainable than you realise, thanks to options like KiwiSaver's First Home Grant or Kainga Ora's First Home Partner scheme. With these options, you can climb onto the property ladder sooner than you think.

If you have diligently contributed to KiwiSaver for at least 3 years, eligibility for the First Home Grant is possible. Notably, if you are building/buying a brand new home, you can qualify for double the grant amount of an existing home. The grant allows you to claim $2000 for each year contributed to KiwiSaver, up to a maximum of $10,000 for individuals or $20,000 for couples.

While the benefits are enticing, it's essential to meet specific Terms and Conditions to qualify for the grant. You can visit the official site of KiwiSaver for up to date loan advice on housing.

Another viable option is the First Home Partner scheme from Kainga Ora. This shared ownership initiative means you start as the majority owner and occupier of the home, gradually buying out the Kainga Ora share over time. The lending amount depends on your deposit and borrowing capacity, with a capped share of 25% of the home value or $200,000, whichever is the lower amount.

However, specific Terms and Conditions apply to this scheme for a first home buyer, and the latest advice for home loan can be obtained by visiting the official Kainga Ora website.
